Leasing & Applying
Is Windward Ridge available now?
Windward Ridge is now leasing in Dover, Delaware. The community is being delivered in phases, so homes and amenities become available as construction is completed. Reach out and we'll tell you what's ready and what's next.
What lease terms do you offer?
Standard term is 12 months but shorter and longer terms are available. Talk to our leasing agents.
What's required to apply?
We require an application fee($35), 3x monthly rent income requirement and 600 credit score. We do accept guarantors if these are not met and partner with a third party who can act as a guarantor. We require a background check as well as paystubs, proof of insurance and photo identification.
How much is the security deposit?
One month’s rent is required for the security deposit.
Do you accept co-signers or guarantors?
Yes, we accept cosigners and guarantors who must meet our qualification requirements on their own.
The Homes
What floor plans are available?
Windward Ridge offers one, two, and three-bedroom apartments. Every one includes nine-foot ceilings, a full kitchen with Silestone countertops and stainless steel appliances, in-home laundry, walk-in closets, and a private balcony or patio. See all the plans on our floor plans page.
Does every home really have a balcony or patio?
Yes. Every single home, no exceptions and no upgrade fee. It's the first Windward community built this way.
Is a washer and dryer included?
Yes, every home has its own washer and dryer.
What's included in rent, and what do I pay separately?
All utilities are paid by the resident.
Are the apartments furnished?
No, the apartments are not furnished.
Can I paint or make changes to my home?
No paint or modifications are allowed, but we do permit television mounts.
Pets
Are pets allowed?
Yes. Windward Ridge is pet friendly, with green space and walking paths built right into the community.
How many pets can I have, and are there restrictions?
2 pets permitted per apartment. Breed restrictions include: Akitas, Alaskan Malamutes, Bull Dogs, Cane Corso, Chows, Doberman Pinschers, German Shepherds, Great Danes, Mastifs, Pit Bulls, Rottweilers, Siberian Huskies, Terriers and Wolf Hybrids
What does it cost to have a pet?
Pet deposit of $300 per pet.
Is there a dog park?
Yes, there is a dog park on the property as well as many walking paths and green space.
Garages & Storage
Can I rent a garage?
Yes, and it's something no other community in Dover offers. Private garages are available to add to your lease.
Is a garage guaranteed with my lease?
Garages are available on a first come, first served basis.
Where do I park if I don't rent a garage?
Ample, open parking is available for residents and their guests.
Amenities & Community
What amenities are included with my lease?
The clubhouse, fitness center, yoga room, business center, screened porch, pool, walking paths, and green space are all included. Full details are on our amenities page.
Can I reserve the clubhouse for a private event?
Yes, the clubhouse is available for hosting a private event. Our friendly office staff can help you.
What kind of community events do you host?
Fitness classes, art socials, pool parties, and game nights, on a year-round calendar. Everything posts to the resident portal.
Is the pool open year-round?
The pool is open from Memorial Day to Labor Day.

How do I pay rent?
Through the resident portal, any time, from your phone.
How do I submit a maintenance request?
Submit a request through the resident portal, 24/7, and our maintenance team will take it from there.
Is there emergency maintenance after hours?
Emergency maintenance is available after hours. Submit a request through the resident portal.
Is there an on-site leasing office?
Yes. Real people who know the community, not a call center. Office hours are from 9am – 5pm, Monday through Friday.
